Civil 3D-based grading from feasibility through construction documents. Earthwork balance optimization, ADA-compliant accessible routes, transitions between paved and landscaped surfaces, and coordination with architectural finished-floor elevations. We deliver corridors, profiles, and surfaces that build cleanly — not just print cleanly.

Subdivision & Residential Design

Lot yield studies, preliminary plans, and final record plats for residential subdivisions and single-lot infill. Setback and bulk-regulation analysis, road geometry, lot grading concepts, and coordination with county planning and DPW reviewers.

Pool Design & Building Permitting

Pool, spa, and accessory-structure permitting with the grading, drainage, and setback documentation that local building departments actually want to see. Coping geometry, deck drainage, equipment-pad siting, and SWM/E&SC implications for pool-related disturbance — the latter is where most pool permits stall.

Storm Drain Analysis & Design

Closed-system storm drain network design and analysis. Inlet capacity per HEC-22, pipe sizing, HGL/EGL profiles, tailwater conditions, and conflict resolution against utilities. Delivered against MD SHA, MDOT, county DPW, and SWM-manual standards depending on jurisdiction.

Roadway Design

Public and private roadway geometric design — horizontal/vertical alignment, intersection sight distance, ADA pedestrian facilities, curb returns, and pavement section design. Scaled to neighborhood streets, commercial entrances, and municipal subdivision roads — not interstate-scale work.

Landscape & Forest Conservation

Integrated landscape architecture and Forest Conservation Act compliance in partnership with Bradley Development & Design (Brad Nowicki, RLA). Forest Stand Delineations, FCPs, specimen tree variances, afforestation/reforestation strategies, and on-site or fee-in-lieu mitigation. Solves the FCA puzzle without surrendering the development program.

07 · Service

Construction Phase Services

PE-of-record support during construction: RFIs, submittal reviews, site visits at agency-required intervals, change order analysis, as-built drafting, and final agency certifications. We close out the projects we design — the engineering doesn't end at plan approval.
